How do I know if I need a full replacement or just a repair?
A roof that needs replacement usually has two or three of these going on at once: shingles cupping, curling, or losing granules across most of the surface; flashing failures at multiple penetrations; decking that's soft underfoot; or the roof is past the 25 to 30 year mark. A roof that needs repair has one isolated trouble spot, like a leak above the kitchen or missing shingles after a windstorm. The inspection report shows you which category you're in.
What's the average cost of a roof replacement in Delaware?
Most Delaware asphalt-shingle replacements land between $9,000 and $18,000. Variables: square footage (a 1,500 sq ft ranch is cheaper than a 3,200 sq ft colonial), pitch (steeper costs more), how many old layers need to come off, and whether the decking needs replacement. Metal roofs run $18,000 to $40,000+. Flat-membrane work is priced per square. The written quote breaks every one of those out as a line item.
Will my homeowner's insurance cover a new roof?
Coverage depends on your policy and the cause of damage. Storm, wind, hail, tree, and sudden-event damage may qualify. Age-related wear usually does not. We document roof condition and affected areas so you have clear information for the claim conversation.
Do you offer warranties?
Two warranties on every roof. First, the manufacturer's warranty on the materials, typically 25 to 50 years on asphalt shingles and longer on metal. Second, our written workmanship warranty, which covers any install defect and transfers to a new owner if you sell the house. Both warranties get handed to you on paper the day we finish. Hold us to them.
What about cleanup?
Tarps go down before tear-off starts. Debris is collected, the job area is cleaned, and a magnetic sweeper is used on driveways and walkways at close-out.
Can I get financing?
Yes. We work with third-party home-improvement lenders who can pre-approve most homeowners in about an hour, with terms ranging from 12-month no-interest promos to multi-year fixed payments. We send you the options after the inspection so you can see what works alongside the quote. Financing doesn't get bundled with the contract. You decide separately.
